Is guaranteed rent legal in the UK?
Yes. We operate under a commercial company let agreement — a long-established lease structure between two parties where one is a limited company. This is fully lawful, distinct from an AST, and used widely across the institutional and corporate-let sector.
What happens if your tenants stop paying you?
Our rent obligation to you is contractual and independent of our recoveries from our occupants. Our 140-tenant book and council partnerships are structured precisely so that occupancy risk is diversified across the portfolio rather than sitting on any one property.
Who handles repairs and maintenance?
Morgan Prescott handles everything during the lease term. Day-to-day maintenance, tenant call-outs, void clean-and-prep, compliance certificates. The only items that remain with the landlord are major structural works and items covered by buildings insurance.
What condition will my property be in at the end of the term?
Returned in the same condition as at handover, fair wear and tear excepted. This is contracted, not promised. We inspect quarterly and document everything.
Can I sell the property during the lease?
Yes, subject to the lease terms. We can either novate the agreement to the buyer or agree a structured early surrender. We do not lock landlords in if circumstances change.
How is this different from using a letting agent?
A letting agent finds you tenants and charges you ongoing commission — you remain the legal landlord, you carry every risk, and you pay every month whether the property is let or not. Morgan Prescott becomes the tenant. The risk transfers to us. The cost is fixed and paid to you.
