How exactly does guaranteed rent work?

We sign a fixed-term commercial lease directly with you as the landlord. Under that lease, Morgan Prescott becomes the tenant on your property and pays you a fixed monthly rent for 1 to 2 years. We then place a carefully vetted occupant of our choosing. You receive the rent regardless of whether the property is occupied or vacant.

What types of properties qualify?

We typically work with 2 to 4 bedroom houses across the 12 West London areas we cover (Ealing, Acton, Hounslow, Hayes, Southall, Fulham, Putney, Isleworth, Heathrow, Harrow, Edgware, Wembley). Both single lets and HMOs are considered. The property must meet basic rental compliance — EPC, gas safety, electrical certificates.

Who is responsible for maintenance and repairs?

As the master tenant, we handle day-to-day occupant management and minor maintenance. Structural and major repairs remain the landlord's responsibility, as with any standard lease. Excess dilapidations and damage caused during the term are covered by us — your asset is protected.

How quickly can the contract start?

Once you submit your property details, we come back inside 24 hours with a fixed rent offer. Lease signing typically happens within 5–10 working days, depending on solicitor turnaround. Most landlords are receiving their first month's rent within two to three weeks of first contact.

Is the assessment truly free and no-obligation?

Yes. We don't charge for the property assessment or the rent offer. There is no obligation to proceed at any stage. If the figure we offer doesn't work for you, you walk away with no cost.

What happens if either party wants to end the arrangement?

The lease is a fixed-term commercial agreement, typically 1 to 2 years. Both sides commit to that period. Break clauses can be negotiated at the outset where there's a specific commercial reason. We don't lock landlords in beyond the contractual term.

Why are you different from a letting agent?

Letting agents take 10–15% commission on monthly rent and pass all the void, eviction, and arrears risk back to you. We don't take commission.
